Tier One

Founder's Portfolio Service

For owners of 3–10 unit Montreal portfolios who want zero operational involvement.

Pricing

Monthly base retainer$500–$1,000 flat (scaled to portfolio size)
Operations fee15–20% of gross rents collected monthly
Leasing fee50–75% of first month's rent per new tenant placed
Optimization bonus1 month's rent per unit where a meaningful rent increase is captured annually

  • Tenant marketing across Furnished Finder, Sabbatical Homes, Kijiji, Centris, Facebook Marketplace, LinkedIn local groups
  • Tenant screening: credit, background, rental history, employment verification
  • Lease execution on the TAL standard form with bilingual rider
  • Rent collection through a dedicated trust account
  • Monthly statements remitted to owner by the 5th of every month
  • Annual tax-ready package delivered to owner's accountant by February 15
  • Quarterly portfolio strategy session (in-person or video, owner's preference)
  • Vendor management with priority dispatch — RBQ-licensed contractors at premium rates for priority service
  • Tenant dispute handling through Tribunal administratif du logement when required
  • Acquisition due diligence on new properties at no incremental fee
  • 4-hour response SLA during business hours
  • Annual portfolio insurance review
  • Direct WhatsApp line to the founder

What’s not included

  • Construction work (coordinated through RBQ-licensed contractors at owner's expense; we earn no margin on contractor work)
  • Real estate sales brokerage (we are not licensed brokers; sales are referred to broker partners)
  • Legal advice (referred to specialist counsel when required)

Tier Two

Standard Operator Service

Productized property operations for owners of 1–2 units.

Pricing

Monthly fee$1,000 / month flat OR 30% of gross rents (whichever is higher)

Pre-Sale Optimization

For owners selling a 4–12 unit Montreal building in 12–24 months.

  • Month 1–2: Baseline appraisal, building audit, NOI analysis
  • Month 3–14: Operations management with explicit optimization mandates (rent capture, vacancy reduction, deferred maintenance, document organization, tenant quality)
  • Renovation advisory: identification of high-return capital improvements, cost vs. return analysis per unit, and full coordination of RBQ-licensed contractors — so upgrades get done on time and on budget without owner involvement
  • Month 15–18: Listing preparation, broker coordination, due diligence support

Process

  • Month 1–2 Baseline appraisal, building audit, NOI analysis
  • Month 3–14 Operations management with explicit optimization mandates: rent capture, vacancy reduction, deferred maintenance, document organization, tenant quality. Where capital improvements are warranted, we identify the highest-return projects, model cost vs. return for each, and coordinate licensed contractors end-to-end.
  • Month 15–18 Listing preparation, broker coordination, due diligence support
